Rock Island Apartments • 154 units in Irving, TX.
Rescue project where Fannie Mae was threatening to foreclose on the property. The Investors voted in Wolfe Investments to turn it around. We improved onsite operations instantly and made sure the onsite manager was bi-lingual to be more useful to the demographics in the sub-market. The lawsuit with the insurance company over a hail claim was settled, and we were able to stabilize the property to 95%+ occupancy. We sold the asset and netted the investors a 2x return over 4 years of total ownership.

Brazos on Hulen Apartments • 100 units in Fort Worth, TX.
Rescue project where Wells Fargo was threatening to foreclose on the property. We finished this major rehab project off; there was 50% of the rehab left, and only 25% of the remaining rehab budget. We stabilized the building and sold the asset for a 24% profit for the investors over 20-month ownership.

Ponderosa Village Apartments • 120 units in Columbus, OH.
Built-in 1978, but the exterior was very well maintained. Interiors were dated, so went in and upgraded half of the unit interiors (have continued to upgrade unit interiors as we still have demand). Rent premiums are $100 a unit for an upgraded unit. We replaced the sand volleyball court that no one used to a large dog park, added pergolas/BBQ areas to the green space, and brought a higher level of customer service to our residents.

Parkview Apartments • 216 units in Columbus, OH.
Built in 2000, and unit interiors had not been upgraded since then. Exterior was in great shape, but added value through clubhouse upgrades, upgraded half the unit interiors for a $125 rent premium, parking lot repairs, new garage roofs, etc. Best looking property in the sub-market and stay consistently in the 95-100% occupancy range. Created some awesome value for our residents, the community, and our investors.

Since then, he general partnered on apartment deals throughout the greater Cleveland/Akron area, totaling nearly 1,000 units. He prefers to buy in landlord-friendly regions that contain diverse economic drivers for growth, low unemployment, and historical population growth. His
focus is on the acquisition of primarily Class B & C apartment buildings and repositioning them for cashflow and appreciation.
Kenny Wolfe has been investing in multi-family real estate since 2010. Soon after, he co-founded Wolfe
Investments in 2012. He has been involved in over $200MM+ worth of commercial real estate transactions throughout Texas, Colorado, Louisiana, Oklahoma, and Ohio. Kenny is passionate about ensuring the success of every investment for his loyal investors. Prior to co-founding Wolfe Investments, he served as CFO for Twin Cities Development. Kenny has a BBA from Baylor University and an MBA from the University of Texas at Arlington.

A Promissory Note is a written, legally enforceable agreement to pay you interest at a specific rate and frequency and repay your principal (the original amount that you invest) on a specific date.
What fees do you charge?
We do not charge management or servicing fees of any kind. It earns a profit from the business loans it originates to approved businesses and real estate opportunities.
How do I withdraw my investment?
Your principal is automatically returned to your funding account upon the maturity of your Note. You have the option to reinvest your principal if additional investment opportunities are available.
What tax forms are provided?
We will provide Investors with an IRS Form 1099 annually every January.
